FOUNDATION CRACK REPAIRS

There are many types of foundation damages but they’re not always disastrous. They are still not to be taken lightly. The repairs can be quite easy when you act quickly, as soon as you notice them.

Québec homes are subject to extreme climate conditions. Your home may be located on clayey or poorly drained land. Extreme temperature gaps may have caused a landslide over the years. The concrete may be contaminated by pyrite.

The inspection process

The first step is to determine whether the foundation cracks are passive or active. A new building may have crack related to removal of concrete, or it may have been cause by backfilling that was made too early during the construction process. If foundations remain stable despite noticeable damage, we proceed to simple repairs. If the cracks are active, it may evolve and spread, so it becomes mandatory to act quickly, before damage becomes completely irreversible.

Depending on the diagnosis, the cracks can be repaired from inside or outside. If it is superficial, and indoor treatment by injection of epoxy or urethane may be sufficient.

However, if it is more important and arises from a drainage or subsidence problem, it may be much more efficient to perform repairs from outside.

A drainage check could also be done and waterproofing of foundation could be necessary as well. If pyrite is involved, the contaminated parts must be removed and replaced.
